HIS BUSINESS BEGAN ON GROUND FLOOR

 

MELVILLE, NY  (July 27, 2005)—It was the end of a long workday at a construction site in Massapequa. Two heavy rods of steel had been placed on top of masonry walls. Contractors assured Ted Weiss, who was building the corporate headquarters for his flooring business, that the weight of the steel would be enough to keep them in place, Weiss said. Then they called it a day.

"The following morning when I came to the job site, I found that the steel, these two 40-foot steel girders, had actually blown off of the building," Weiss said, adding that they were bent like pretzels. "I immediately had an anxiety attack."

That was 24 years ago and one of Weiss' early building experiences. Weiss, of Melville-based T. Weiss Realty, has since left the flooring business and concentrated on commercial real estate.

With his fourth corporate office scheduled to break ground next month, Weiss has established himself as one of the area's well-known developers of office space.

The new building, at 324 S. Service Rd. in Melville, will be a wireless Internet-ready, four-story, 109,500-square-foot office space with a glass atrium, fitness center, conference room and restaurant.

It will also feature a sun shield to cut back on energy consumption, as well as four "meditation gardens" with carp ponds - a popular feature in an adjacent Weiss building at 330 S. Service Rd.

Weiss expects the new building, which recently got zoning approval from Huntington Town and goes before the planning board, to be completed in less than a year. The entire project is to cost $25 million, Weiss said, $6.9 million of it for acquiring the property.

Kathy Giamo, a former Reckson Associates executive who launched her own consulting business, said Weiss has made a name by doing "top-of-the-line" conversions of old buildings into "Class-B-plus" office space at a time when others were serving up Class-A buildings with top rent.

Weiss, 57, who considers his buildings to be Class-A space, said his rents typically run $2 to $4 less per square foot than his competitors' rents.

"I think he's always played the market well. He hasn't come on-line without putting a lot of feelers out there," Giamo said. "His timing was good."

Weiss has an eclectic background. Raised in a housing project in the East New York section of Brooklyn, he was on the swimming team at Southern Connecticut State College, where he received a degree in education.

He taught physical education in Patchogue and Copiague; to supplement his $6,900 salary, he took a job as a waiter but switched to carpet cleaning after talking to a man working on the floors in his parents' Seaford home, where he was living at the time.

The carpet business grew, and soon Weiss was putting in floors of all types in homes and offices.

He moved the company from his apartment to a modest building he purchased in Massapequa.  He renovated it, but soon outgrew the space; so he leased it and moved into another building, and did the same until he had five buildings and two showrooms.

The flooring company took a beating with the crash of the stock and real estate market in the late 1980's, and Weiss got out of the business to focus on real estate. "Our real estate holdings had reached a point...where the greatest bang for our buck and my time was going to come from it," he said.

In 1996, Weiss bought a commercial building on Broadhollow Road in Melville and renovated it into office space. He followed a year later with 2150 Joshua's Path in Hauppauge and launched Melville Corporate Center I in 2001 and Melville Corporate Center II in 2003.

He hopes to expand his portfolio, around 600,000 square feet, to well over a million in five years.

"I found my niche," he said. "You can't be everything to everybody.  I know we do a good job at what we do."

T. WEISS REALTY PLANS NEW CLASS A OFFICE BUILDING IN MELVILLE

 

MELVILLE, NY  (March 1, 2005)—T. Weiss Realty Corp. is developing Long Island’s newest high-tech office building in the heart of the Melville business district, Ted Weiss, president of the Melville-based development firm, said today.

T. Weiss Realty plans to construct the new office building on the site of the current Superior Packing Inc. plant at 324 S. Service Rd., Melville. The existing building, about 60,000 square feet, will be stripped to its steel and doubled in size to 120,000 square feet. The building, which sits on about 6 acres, will be two stories tall and will feature a three-story glass atrium. It will be wired with all the latest technology and will be environmentally friendly.

The new Class A granite and glass office building, which fronts on the Long Island Expressway in the bustling Route 110 Corridor is to be called the Melville Corporate Center III. Signage rights will be available to a tenant that leases at least half of the development.

The project is the latest in a string of redevelopment projects undertaken by T. Weiss Realty. “We’ve had a good amount of success,” said Weiss.

Similar successful TWR projects in Melville include the 532 Broadhollow Corporate Center, Melville Corporate Center I at 105 Maxess Rd., and Melville Corporate Center II at 330 S. Service Rd.  “Melville is the downtown of Long Island,” Weiss said. “It’s where the largest corporations have gravitated to.”

The Melville Corporate Center II recently reached 100 percent occupancy – less than 20 months after its opening.

 Tenants in the planned building will be able to control temperatures in their own spaces through a state-of-the-art HVAC system and air in the building is to be filtered, Weiss said. The building will be pre-wired for Internet access and will have a computerized proximity access system, an on-premise café, health club and a conference center with a full-range of business services.

Melville Corporate Center III is scheduled to be ready for occupancy by April, 2006.

MELVILLE’S NEWEST MULTI-TENANT OFFICE BUILDING REACHES 100 PERCENT OCCUPANCY

 

Melville, New York, Feb. 23—Recent lease signings have brought the newest multi-tenant office building in Melville to 100 percent occupancy, just 20 months after opening, T. Weiss Realty Corp., a real estate development and management company based in Melville, announced today.

TWR said two new leases totaling about 13,000 square feet have brought Melville Corporate Center II, 330 S. Service Rd., to full occupancy. The building, located in the bustling Route 110 Corridor just off Long Island Expressway Exit 49, has a total of 87,500 square feet and was completed in late 2003.

Countrywide Home Loans -- www.countrywide.com -- leased an additional 7,500 square feet, giving the company a total of 19,089 square feet at this location. Countrywide Home Loans is a subsidiary of Countrywide Financial Corporation (NYSE: CFC) and offers residential mortgages, home equity loans and other financial products directly to consumers, real estate professionals and builders. Countrywide Financial Corporation is a member of the S&P 500, Forbes 500 and Fortune 500. Marci Skeahan, vice president of operations, represented TWR in negotiations.     

Insurity, Inc. - www.insurity.com -- leased 5,488 square feet.  Insurity, a division of ChoicePoint, provides services that support all aspects of property/casualty insurance policy administration, with end-to-end solutions employing best-of-class applications and personnel. Separately, TWR said that  CTX Mortgage Company -- www.ctxmort.com-- leased 3,048 square feet at its Melville Corporate Center I at 105 Maxess Rd.  CTX Mortgage, whose parent company is Centex Corporation, provides mortgage financing for Centex homebuyers, CTX customers and other businesses, and is one of the nation's largest non-bank retail mortgage originators.  Jim Coogan of USI Real Estate Brokerage Services brokered the lease on behalf of CTX Mortgage.

TWR also announced that A.W. Sperry Instruments, Inc. -- www.awsperry.com --  leased 4,030 square feet at TWR's owned and operated building at 2150 Joshua's Path in Hauppauge. Insurance Agency Functioning Hours After Fire 

September 30, 2004 ... Melville, NY - On August 25, Simon Paston & Sons experienced a company's worst fear - an electrical fire severely damaged their offices. However, the fire did not damage their business.  Within four hours, the Lynbrook company's thirty-six employees were conducting business in professional surroundings at a TOTUS Business Center in Melville.

MELVILLE EXECUTIVE FORUM ANNOUNCES FIRST YOUNG PROFESSIONAL HAPPY HOUR

Long Island Area Businesses to Sponsor Event on April 22

April 8, 2004 -- Melville, NY... Long Island’s young professionals now have a place to gather after work, relax, meet new people and network with their peers, just minutes away from their offices. The Melville Executive Forum will hold its first after work happy hour for young professionals on April 22 in the atrium of the Melville Corporate Center, located at 105 Maxess Road in Melville. In response to Long Island’s growing “brain drain” problem, the Melville Executive Forum was formed in 2003 in an effort to promote Long Island as a great place for young professionals to live and work. “Currently, there are very few places where young professionals can go after work hours and interact with their peers,” says Ted Weiss, president of T. Weiss Realty and director of the Melville Executive Forum. “We hope this event and others to follow will fill this void and help stimulate a social after hours environment conducive to a young workforce.” The target audience for this inaugural event is professionals between the ages of 21 to 35. Weiss Realty Corp, introduced the Melville Executive Forum to 100 Melville area business executives during a reception at the Melville Corporate Center II – located at 330 South Service Road off Exit 49 of the Long Island Expressway. The forum is comprised of top Long Island and Melville area business executives who together focus their energies on how best to keep and grow business on Long Island. In particular, the forum focuses on attracting and keeping young, talented professionals in the Long Island area.

"I feel an obligation to help keep the Long Island economy thriving," says Weiss. "I have made a substantial investment in this community. It is in the best interests of my tenants, my company and the community on a whole to bring the next generation of business elite back to Long Island." The forum launch was met with much enthusiasm from the Melville business community. Numerous executives in the area have already approached Weiss about involvement in the organization. Senator John Flanagan and Huntington Councilwoman Susan Berland addressed attendees at the cocktail reception and expressed strong support for the Melville Executive Forum.

One of the first forum initiatives is to involve executives in undertaking internship programs for college students. According to Weiss, there are a number of fine institutions of higher learning that excite students to study in fields that are of market value to Long Island companies, but these same students have few opportunities to gain experience and training. The forum aims to place 15-20 Long Island undergraduates in paid internship positions within participating companies during the summer of 2004. Weiss is currently working with a Long Island university to set up guidelines, develop a syllabus and secure a professor to help run the program.

The first meeting of the Melville Executive Forum is currently scheduled for November 11 at the Melville Corporate Center II and will be hosted by Conference and Meeting Centers of Long Island. T. Weiss Realty breaks ground on MCCII.
(Melville, New York…May 16, 2002) Neither sleet nor snow nor torrential rain could prevent Ted Weiss, President of T. Weiss Realty Corp; New York State Assemblyman John Flanagan; Huntington Town Supervisor Frank Petrone; Huntington Chamber of Commerce CEO Dennis Sneden; and Independence Community Bank's Rick Lemmerman and Jack Dorman from gathering recently for the groundbreaking of Melville Corporate Center II (MCCII) -- T. Weiss Realty's latest conversion of a light industrial property at 330 South Service Road, Melville, into an 87,500-square-foot Class A office building.

With great good humor, the dignitaries left the rain-soaked grounds of MCCII, and gathered instead in the lobby of MCCII's precursor, the Melville Corporate Center I at 105 Maxess Road, and with gold-plated shovels and hard hats, circled and dug into a bucket of dirt to symbolically declare the start of construction at MCCII.

Ted Weiss anticipates that the conversion of the single-story building set upon six acres off the Long Island Expressway Exit 49, with improvements from a central atrium, landscaping for a park-like setting, to a networking café, will require an additional $5 million above the acquisition price. T. Weiss Realty Corp. will manage the building, bringing its select services to tenants — from on-site property management to conference room rental and administrative support options.

T. Weiss Realty will build-to-suit and building identity is available to a large single tenant at 50,000 square feet, showcased for visibility from the Long Island Expressway.
