T. WEISS REALTY LEASES OFFICE SPACE AT MELVILLE CORPORATE CENTER I TO RISCO GROUP, REDWOOD COLLABORATIVE MEDIA

MELVILLE, NY (Dec. 30, 2008) -- Despite the downturn in the economy, T. Weiss Realty Corp. continues to attract new tenants to Melville Corporate Center I, its recently upgraded Class-A office building at 105 Maxess Rd.

T. Weiss, one of the largest developers, owners and managers of office buildings on Long Island, leased a total of 5,600 square feet to RISCO Group, an international manufacturer of security management systems, and to a newly formed company, Redwood Collaborative Media.

“These new leases are a testament to the attractiveness of the Melville Corporate Center I and the money we recently invested in improvements in the building,” said Ted Weiss, president of T. Weiss Realty Corp. “We believe that our building is the right product at the right time.”

In 2008, T. Weiss Realty added cherry wood floor-to-ceiling pillars, upscale lighting and potted palm trees to the building’s atrium lobby along with WiFi connectivity. New carpets were installed in the building’s common areas and elevators, and bathrooms and entrances were upgraded.

Risco Group leased 3,921 square feet of office space at the Melville office building. The company will use the space for its new U.S. headquarters. Craig Weiss, director of leasing at T. Weiss Realty Corp., represented the building’s owner. There was no broker involved in the transaction.

Separately, Redwood Collaborative Media, a new business-to-business media company, leased 1,711 square feet for its executive office.

The Redwood lease was negotiated directly by Jennifer Lynch, sales and marketing representative at T. Weiss Realty. No broker was involved in the transaction.

T. WEISS REALTY CORP. SIGNS LEASES, RENEWALS, EXPANSIONS TOTALING 30,000 SQUARE FEET AT ITS LONG ISLAND OFFICE PROPERTIES

MELVILLE, NY (Dec. 15, 2008) -- T. Weiss Realty Corp. recently signed new leases, expansions and renewals at its various office properties on Long Island totaling almost 30,000 square feet. More than half of the deals were at the newly renovated Broadhollow Corporate Center in Melville.

A property developer, owner and manager, T. Weiss leased more than 17,000 square feet of office space at 432 Broadhollow Rd. (Route 110), including 2,081 occupied by a new tenant, TC Ravenswood Service Corp., a company formed by TransCanada Corp. to own and operate the 2,480-megawatt Ravenswood Generating Station in Queens. The Canadian-owned power supplier acquired the Queens power plant in August from Keyspan.

“All of this leasing activity, completed during the severe economic downturn, confirms the desirability of our product and the confidence that tenants have in us as a landlord,” said Ted Weiss, president of T. Weiss Realty Corp. “This, in turn, bolsters our own confidence in the health of the office market in Melville in particular and on Long Island in general.”

Also at 532 Broadhollow, the Juvenile Diabetes Research Foundation, which occupied 1,781 square feet, extended its lease and expanded its space to 3,489 square feet. The foundation was represented by was Seth Leiderman of Sutton & Edwards Inc./TCN Worldwide, Lake Success.

In addition, Town Total Nutrition, Inc., a home health care provider and specialty pharmacy, extended its lease at 532 Broadhollow and expanded into 7,396 square feet.

Property & Casualty Subrogation Group LLC, which provides services for insurance companies, signed a new lease for 2,149 square feet at 532 Broadhollow Rd. The company, which had been in Westbury, was represented by Harris Rousso of Real Estate Strategies Ltd, Jericho.

At T. Weiss’ 330 S. Service Rd. office building in Melville, Countrywide Home Loans, Inc., which occupies 11,859 square feet, renewed its lease and was represented by William Korchak of Jones Lang LaSalle.

Also, Thomas C. Varvaro, CPA, P.C. signed a new lease for 750 square feet at 1160 E. Jericho Turnpike., Dix Hills. The firm previously was in Huntington Station.

The landlord was represented in all of the lease negotiations in house by Craig Weiss, director of leasing.

T. WEISS REALTY CORP. COMPLETES 5-YEAR GREEN INITIATIVE

MELVILLE, NY (Nov. 11, 2008) -- T. Weiss Realty Corp., one of Long Island’s leading commercial landlords, has completed a five-year green initiative aimed at reducing its carbon footprint.

The Melville-based developer/owner/manager of more than 600,000 square feet of Class-A office space has, among other things, converted all the fuel-oil powered boilers in its buildings to clean-burning, North American natural gas.

Natural gas burns more cleanly than other fossil fuels. It has fewer emissions of sulfur, carbon, and nitrogen than coal or oil, and when it is burned, it leaves almost no ash particles. And, significantly, most of the natural gas used in the United States is produced in North America. Converting to natural gas heat reduces carbon dioxide by up to 40 percent and sulfur dioxide by 99.9 percent, according to National Grid.

“These steps help to reduce our carbon footprint and have the added benefit of helping to reduce our overhead as well,” said Ted Weiss, founder and president of T. Weiss Realty Corp.

T. Weiss has taken these additional steps toward becoming an environmentally aware landlord:

  • All T. Weiss buildings have been converted to energy-efficient, high-performance lighting and electric-based energy support system. The company’s buildings are fully lit by compact fluorescent lighting, which uses 75 percent less energy than incandescent lighting
  • More than 500,000 square feet of the T. Weiss portfolio has been converted to a state-of-the-art Internet-based energy management system, which provides total control of temperature, lighting and overall energy consumption
  • The company has gone almost completely paperless by implementing a system through which tenants may pay bills by way of the Automated Clearing House. Additionally, T. Weiss provides electronic billing of monthly invoices.
  • Set aside parking spaces for alternative fuel vehicles at each of its buildings,
  • The company’s Melville Corporate Center III at 324 S. Service Rd. features back-up electric power provided by a 750 KW generator. T. Weiss Realty has an agreement with the Long Island Power Authority to take the recently constructed building off the grid if there is a brown out, allowing the utility to provide electricity to other customers and hopefully helping to alleviate the brownout.

MELVILLE, N.Y. (Oct. 23, 2008) -- T. Weiss Realty Corp. said J. De Sena & Associates, an Ameriprise Private Wealth Advisory Practice, has signed a long-term lease for 3,000 square feet at Melville Corporate Center III, a recently completed Class-A office building.

De Sena is expected to relocate in December to the new 133,000-square-foot building, which also is known as 324 S. Service Rd. Terms of the lease were not disclosed. The company currently is at 425 Broadhollow Rd., Melville.

“We welcome J. De Sena & Associates to Melville’s newest, most amenity rich office building,” said Ted Weiss, president of T. Weiss Realty. “Our prime location and the superior amenities offered by this building will produce significant benefits for J, De Sena & Associates and its employees and visitors.”
