It was the end of a long workday at a construction site in Massapequa. Two heavy rods of steel had been placed on top of masonry walls. Contractors assured Ted Weiss, who was building the corporate headquarters for his flooring business that the weight of the steel would be enough to keep them in place, Weiss said. Then they called it a day.

Nearly Filled, T. Weiss Adds to Portfolio

Ted Weiss doesn't like to mess with success. The Melville developer has consistantly hit gold over the past 10 years by acquiring industrial properties and revamping them into office space that sells at appealing discounts to market rates. Now, with occupancy in his buildings running close to 100 percent, he's adding to the portfolio, The $22 million project, which will be called the Melville Corporate Center III, includes six acres of property that, combined with the firm's other holdings, will help form a campus-like setting. The building will be pre-wired for Internet access and will have a computereized proximity access system, an on-premise cafe, health club and conference center with a full range of business services.

Typically, space and furnishings and such things as a shared conference room, reception area and receptionist and maintenance are included. Tenants pay extra for support services such as the shared secretary's time. There's also another benefit: networking.
